This duplex was in a wonderful position bordered by a park, overlooking the river onto parklands and tucked away in a quite street. We were able to acheive two large individual residences spread across four (4) levels. The building is oreintated to capture views down the river South East overlooking the adjacent parklands and Surfers Paradise skyline. To addressed the issue of privacy, from the street, the front bedrooms we introduced the use of large timber screens, which allow light to penetrate into the rooms while giving the occupants a high level of privacy. Each basement can house three (3) cars and has large amounts of storage. The uppermost level conatins the master bedroom suite and each unit has their own plunge pool. Walking distance from Southport CBD, a short stroll from the Broadwater and easy access to Smith Street and the highway, all in a quite street - this location has it all. Orientated to capture the cool ocean breezes, each unit has a large front veranda which opens up onto the upstairs living space. This allows for indoor outdoor entertaining. Two living spaces, one upstais and one downstairs allows for the homes to serve many different purposes. Modern use of colours and materials are used inside and out. This residence utilised a small inner city block (400m2) demonstrating that housing density can be increased in a CBD area. The intention was to use good ecological sustainable design (ESD) through consideration of maximising sun penetration, creating a naturally lit home; solar hot water systems, rain water collection and drought tolerant native gardens.

Central Street Apartments
This is a two stage project divided by a small road, which services the local child care centre. Located on a significant intersection, residents privacy and amenity were important considerations from the beginning. With a mix of one, two and three bed apartments the project would cater for many different social groups. All units are orientated to capture the views, sunlight and breezes. This in turn improves the energy efficiency of the project, by reducing the need for lighting, air conditioning and heating. The client commited a portion of the site to create a natural park. The intent is to maintain, or replant a number of native trees to encapsulate the perimeter of the property. The majority of residents would look out over a green canopy. We were able to use the natural contours of the land to create basement carparking without having to do major earth works. This in turn kept the overall height of the project down, and more in keeping with the surrounding residential area. Facilities provided are two separate large lap pools, gymnasium and barbecue areas.
