Advice First Tenancy

Advice First Tenancy

An established financial planning firm had acquired a new space which they wanted to use to create a new vibrate image for their company. The time line between settlement on the new tenancy, construction and occupancy of the new space was tight.

The clients brief wished to accommodate their current staff and allow for the expansion over the years to come. It was important to the management that we created an enjoyable work space for all. Good natural light penetration and the introduction of a tranquil garden space to the centre of the office creates a good working environment for all the staff.

A large conference space which opens up on to the staff dining space allows the dining space serves as a break out area for drinks after an evening seminar.

The Client approached us wishing to introduce a modern office building into an older established business area. We set out to create a character in keeping with the surrounding area. A street front coffee shop ensures a vibrate office culture, and draws customers from the surrounding area. Offices are spread across three (3) levels with different space arrangements possible. The third level of offices sits within the roof space, utilising / gaining back an other wise wasted area. With two levels of basement car parking and a council car park within walking distance we were able to provide ample car parking. That said, bicycle parking is provided within the basement and showers on each floor. We worked with the client on establishing ecological sustainable design (ESD) principles for the building, during the design phase. These included solar penetration, natural air flow, natural light levels and water management. Budget :$3,000,000 Design Period : 6 Months Letable Area : 1200m2 Car Spaces ; 33
